House and Land Packages

There are no House and Land Packages as the Developer of Glebe Hill develops land only. We have no relationship or partnership with any builder, however we can recommend a number of builders who have built anywhere from 12 to 70 quality homes with no complaints or issues, only recommendations from previous purchasers.

These builders can show you a range of designs and when you select your preference can inform you whether it fits into the lot or lots at Glebe Hill you prefer. Then they can provide you a quote so you may be able to incorporate the cost of the land and the cost of the build of your dream home into one amount from your lending institution to have one loan.

Purchasers usually enter into a contract for a Glebe Hill block after finding out the cost of the build and then the contract is subject to finance, so purchasers have time to receive their loan approval.

Stamp Duty

House and Land Package: – If purchasing a house and land package from one business or associated businesses that sell the land and build the home, at the time of settlement on the block of land, State Revenue may assess stamp duty on both the cost of the block and the cost of the building contract.

Not a House and Land Package: – We have no relationship or partnership with any particular builder. If you sign a contract to purchase a block of land from us and then obtain quotes from several builders, then no Stamp Duty is payable on the price of the building contract, only on the cost of the land, as you have 2 separate contracts from businesses that are not associated and do not organise one contract for both land and a house. By obtaining different quotes from several builders, you also usually save money taking the best price on your design of home.
